HOME PROJECT COST GUIDE

Garage Remodel Cost

Garage projects can range from storage and workshop upgrades to conditioned rooms. Insulation, electrical capacity, flooring, drywall, ventilation and intended use determine how complex the work becomes.

PROJECTCOSTWISE PLANNING EXAMPLE

500 sq ft garage remodel

$15,000–$50,000

Based on the estimator’s editable assumption of $30–$100 per sq ft before complexity adjustments. This is a planning example, not a contractor quote.

How much does a garage remodel cost?

Quick answer: using the current ProjectCostWise starting assumption, a 500 sq ft garage at standard complexity produces a $15,000–$50,000 planning range. A simple storage upgrade can be much lighter than a conditioned conversion. See how the calculation works.

What affects garage remodel cost?

  • Insulation and air sealing
  • Drywall and wall or ceiling repairs
  • Electrical panel capacity, outlets and lighting
  • Floor coating, tile or other finished flooring
  • Storage systems, cabinetry and workbenches
  • Garage doors, ventilation and heating or cooling

Three scope levels

Lighter scope

Paint, storage, improved lighting and a floor coating may keep the project relatively simple.

Standard scope

Insulation, drywall, upgraded electrical, durable flooring and built-in storage create a more finished garage.

Higher-complexity scope

Climate control, plumbing, major electrical work, living-space conversion or structural changes can push the budget much higher.

How to compare garage bids

Make sure proposals define insulation levels, drywall scope, electrical work, floor preparation, storage systems and any HVAC or ventilation. If the intended use changes from vehicle storage to living space, code requirements can be very different.

Define what the garage will become

Storage improvements, a workshop and conditioned living space are different projects. Write down the intended use before requesting prices. For a workshop, specify power, lighting, storage and ventilation needs. For a proposed habitable room, ask local authorities and qualified professionals about permitted use, insulation, fire separation, access, heating and cooling before treating the square footage as living space. A garage remodel estimate alone does not establish that a conversion is allowed.

Separate the base quote from conversion options

  • Envelope: What work is included for the door opening, walls, roof and floor?
  • Floor: Is leveling, moisture treatment or slab repair required for the proposed finish?
  • Systems: Are electrical upgrades, heating, cooling and ventilation separately priced?
  • Approval: Who obtains permits and documents inspections if the use changes?
  • Exterior: Are changes to windows, access and driveway included?

Ask for a base proposal plus priced options for each major change. Use the bid comparison worksheet to identify omitted work. The estimator's editable rate is only a planning assumption; feasibility and local code decisions come first.

Questions to ask contractors

  • What insulation and air-sealing work is included?
  • Does the electrical panel have enough capacity?
  • How will the floor be prepared before coating or finish flooring?
  • Is heating, cooling or ventilation included?
  • Do permits or use-change requirements apply?

Frequently asked questions

How much does a garage remodel cost?

ProjectCostWise currently uses an editable $30–$100 per-square-foot starting assumption before complexity adjustments.

Can I heat and cool my garage?

Often yes, but insulation, air sealing, electrical capacity and equipment sizing should be addressed together.

Can a garage become living space?

Potentially, but local zoning, parking and building-code requirements should be checked first.
