2026 ADDITION PLANNING GUIDE

Room Addition Cost by Type

The room you are adding can matter almost as much as the square footage. Bedrooms, family rooms, bathrooms, kitchens and primary suites carry different plumbing, electrical, structural and finish requirements.

MODELED PLANNING RANGE

Use size first, then adjust for room function

ProjectCostWise currently uses an editable planning assumption of $150–$350 per sq ft for home additions before complexity adjustments. The same size addition can move toward a different part of that range depending on utilities, structure and finishes. This is a planning model, not a contractor-bid average.

Calculate addition cost

Bedroom addition cost planning

A bedroom addition can be relatively straightforward when it uses a simple foundation, standard windows, uncomplicated HVAC and electrical extensions, and moderate finishes. Complexity rises when structural changes, difficult roof tie-ins, built-ins or major utility upgrades are required.

Family-room or living-room addition

Family-room additions may have limited plumbing but can involve large spans, bigger windows or doors, fireplace work, vaulted ceilings and substantial exterior integration. Large open rooms sometimes require structural beams or engineered framing that should be reflected in the estimate.

Bathroom addition

Bathrooms can increase complexity because they add supply and drain plumbing, ventilation, electrical requirements, waterproofing, tile and fixtures. The cost impact depends heavily on how close the new room is to existing plumbing and whether the foundation or floor system makes routing easy.

Kitchen addition

A kitchen addition can be one of the more complicated room types because it combines cabinetry, counters, appliances, plumbing, electrical circuits, lighting, ventilation and finish work. Appliance relocation and service-capacity upgrades can add further scope.

Primary-suite addition

A primary suite often combines a bedroom, bathroom, closets and upgraded finishes. That means a larger project area plus the complexity of plumbing, ventilation, tile, cabinetry and potentially premium windows or doors. It should be estimated as a complete scope rather than simply a bedroom with extra square footage.

Laundry or mudroom addition

Laundry and mudroom additions can be smaller but still require water supply, drainage, ventilation and durable finishes. Exterior doors, storage systems and utility relocation may also affect the budget.

How to compare addition types

Use the home addition calculator to establish a size-based planning range. Then adjust the complexity setting based on five questions: Does the room add plumbing? Does it require structural changes? Are new utility circuits or HVAC capacity needed? Is the exterior tie-in complicated? Are the finishes basic, standard or premium?

Room type vs. square footage

Square footage is useful because foundation, framing, roofing and interior finish area generally scale with size. But room type changes how much specialized trade work is packed into that square footage. A simple 250 sq ft bedroom addition and a 250 sq ft kitchen or bath addition can have materially different scopes.

Questions to answer before bidding

  • What is the exact room use and planned fixture/appliance layout?
  • How will the addition connect to the existing foundation and roof?
  • Which utilities must be extended or upgraded?
  • Are plumbing fixtures or wet areas included?
  • What window, door, cabinet and finish allowances are assumed?
  • Will the project change existing rooms to create access?

Frequently asked questions

Which room additions are usually more complex?

Bathrooms and kitchens can be more complex because they add plumbing, ventilation, electrical loads, cabinetry, fixtures and waterproofing or specialty finish work.

How should I compare room addition costs?

Compare the same square footage using the home-addition planning range, then adjust for foundation, utilities, structural work, room function and finish level.

Does room type matter as much as square footage?

Yes. Two additions of similar size can have very different budgets when one is a simple bedroom and the other is a kitchen, bathroom or primary suite.
